Please be courteous to guests proceeding and following you by honoring the check-in/check-out times.  There will be an additional night's lodging charge for units not vacated by 10:00 a.m. unless a later check-out has been authorized by Front Desk personnel.

Deposit Policy
On nightly rentals, one night's lodging deposit is required to hold each hotel or condominium reservation.  This deposit is due within 10 days of making your reservation.  The balance is due in full 30 days or more prior to arrival.  In the case of Holiday Season, the balance is due 60 days prior to arrival

If all Deposits or Payments Due are not received by the due dates given, the reservation will be considered cancelled under the terms and conditions provided herein.

Cancellation Policy
Because our reservations are carefully scheduled in advance, no partial refunds will be made for late arrivals or early departures.  All cancellations must be in writing and must have been issued a cancellation number to be valid.

Winter Policy
In the event a cancellation becomes necessary 30 days or more prior to arrival, or in the case of Holiday Season 60 days or more prior to arrival, a fee of one night's lodging will be charged.  If your reservation is cancelled less than 30 days prior to arrival, or in the case of holiday season less than 60 days prior to arrival, all payments will be forfeited.

Summer Policy
In the event a cancellation becomes necessary 14 days or more prior to arrival, a fee of one night's lodging will be charged.  If your reservation is cancelled less than 14 days prior to arrival, all payments will be forfeited.

Lodging Protection Plan
The Steamboat Resorts Lodging Protection Plan ("The Lodging Protection Plan") is available at a cost of 8% of the total lodging portion of your reservation.  This is not insurance, it will however, give you protection from any lodging cancellation penalties and provide for a full refund of monies paid, up until 4:00 pm the day prior to scheduled check-in regardless of your reason for cancellation.  The Lodging Protection Plan fee must be paid either with your initial lodging deposit or with your final lodging payment.  The Lodging Protection Plan does not become effective until the full protection fee is received by Steamboat Resorts Management, Inc.  ("Steamboat Resorts").  This plan cannot be purchased after the final lodging payment is made.

For the Lodging Protection Plan to be in effect, you must adhere to the following guidelines:

  1. Should it be necessary for you to cancel your lodging reservations up to 4:00 pm the day prior to arrival, for any reason, you must advise Steamboat Resorts in writing immediately.  Steamboat Resorts will issue a written cancellation number and will refund all lodging monies paid.
  2. The Lodging Protection Plan protects against lodging cancellation penalties for lodging reservations made with Steamboat Resorts only and does not protect against any cancellation penalties imposed by airlines or any other portion of your reservations.
  3. The Lodging Protection Plan applies to advance reservations only and does not protect against any lodging cancellation fees imposed after check-in.
  4. The Lodging Protection Plan does not protect against or provide refunds for early departures.
  5. For your convenience the cost of The Lodging Protection Plan is included in your lodging total as is indicated on your confirmation.  If you with to decline the plan, please do so be notifying our Reservations Department or deducting the amount of the plan from your final payment.
  6. Failure to pay for The Lodging Protection Plan will also serve as notification of your desire not to purchase The Lodging Protection Plan.
  7. Please note, The Lodging Protection Plan is not insurance and is only intended to provide protection from lodging cancellation penalties and nothing more.
  8. The Lodging Protection Plan fee is non-transferable and not refundable.
  9. Steamboat Resorts highly recommends the purchase of The Lodging Protection Plan as we are not able to make any exceptions to our normal cancellation policies unless The Lodging Protection Plan has been paid in full.

Deposits and cancellation policies on lodging and air packages will vary.  Airline tickets are subject to all restrictions and penalties imposed by the individual carrier.

All special requests are subject to availability.  While we will make every attempt to honor your special requests, all condominiums are individually owned and are subject to differences in location, views, furnishings and decor.  We, therefore cannot guarantee special requests.

Substitutes and Limited Liability
Steamboat Resorts reserves the right, without liability, to provide guest (for all or any part of the term of their reservation) with accommodations in rooms of equal or superior quality of those reserved.  All reservations are also made subject to strikes, acts of God, failure to vacate as scheduled, or other conditions beyond the control of Steamboat Resorts or individual properties.
